All fees are inclusive of VAT at the prevailing rate (unless otherwise stated). We also reserve the right to amend our fees if we give you reasonable prior notice.
Contract Fees: (fees for drawing up the Tenancy Agreement) £360 per tenancy
This is a fixed cost fee regardless of the size of the property which covers a variety of our costs including showing properties, negotiating the tenancies, drawing up contracts. This fee also includes an inventory check in should we use an inventory by us. Should the inventory be done by an independent clerk then the Inventory Check in fee will be £192
Referencing Fee (including employers reference and previous Landlord

Holding Deposit One week’s rent*
*Please note that the holding deposit is subject to contract and should you decide not to proceed with the tenancy will be non-refundable. However, if your offer is accepted then the deposit will be taken into consideration against the initial rental amount which means that you are not making the payment twice.
Deposit for Long let tenancy Equivalent of six week’s rent(unless otherwise agreed)
Deposit for Short let tenancy Equivalent of £700 or one week’srent (whichever is the greater and unless otherwise agreed)

Let Only service includes marketing your property, carrying out accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on the potential tent/s including referencing and finalising the tenancy agreement. This does not include rent collection which is included under full Management.

Rent Collection & Full Management Service: 18%
Full Management includes all of the above and although not limited includes:-issuing a monthly statement of account, collection of rents, paying bills on your behalf, collection and holding deposit, referencing, drawing up agreements, final inspections and repayment of deposits (with your permission), regular inspections holding keys, notifying utility companies of changes, tenancy changes, holding keys.
Works to Properties Supervision Fees 12% of cost
House Sitting: It may on occasion be necessary to wait for a supplier or utility company to visit the property. We cannot be responsible for covering this However, we can organize a house sitting service at the rate of £24 per houror part thereof.
Sale of property to a Tenant or former Tenant: 2.5% of the sale price plusVAT at the standard rate..
In the event of a party introduced by us (or any person or body corporate associated with that party) subsequently entering into an agreement with the owner/landlord to purchase the premises, whether before or after entering into a Tenancy Agreement, a commission shall be payable to The Property Album Limited by the owner/landlord
This fee becomes payable when contracts for the sale of the property are exchanged
Electrical Safety Test Admin Charge Cost plus £36
